What Does a Property Agency Do for New Agents?
A property agency is the licensed company that registers you with the Council for Estate Agencies (CEA). CEA is the body that regulates agents. You can't work as an agent alone. The agency holds your registration, collects the commission, and pays you your share.
That surprises many new agents. The client pays the commission to the agency, not to you. And CEA doesn't set commission rates, so you and your client agree on the rate.
Your own share is called your commission split. It's the part of each commission you keep after the agency takes its cut. We'll come back to it below.
First, you must meet the property agent requirements. You pass the Real Estate Salesperson (RES) course and exam, then register through a licensed agency. Our post on how to become a real estate agent in Singapore walks through each step.
How Big Are the Property Agencies Here?
CEA's figures as at 1 January 2026 show 997 licensed property agencies and 36,816 registered agents. Only five agencies have more than 500 agents. Most of the rest are tiny: 924 have 10 agents or fewer.
| Property Agency | Registered Agents (1 Jan 2026) |
|---|---|
| PropNex Realty | 13,945 |
| ERA Realty Network | 8,427 |
| Huttons Asia | 5,760 |
| OrangeTee & Tie | 2,518 |
| SRI | 1,621 |

Add those five up, and they hold roughly 88% of all registered agents. So the market is crowded at the top.
Does bigger mean better? It depends. A large agency gives you a known brand and access to many listings and project launches. But you're one of thousands. Your training often depends on your team, not the agency. A smaller agency may learn your name faster. But it may offer less structure.
What Makes the Best Property Agency to Join in Singapore? Six Checks
Compare six things: your starting split, your training, who pays your costs, the leads and tools, the agency's reputation, and your leader. Get each answer in writing. A famous name can't make up for weak answers.
Starting Commission Split and How It Grows
Ask for the full split table, not only the top number. Some adverts can show an "up to" figure, and you may not start there. Ask what your first split is. Then ask what sales you need to move up.
Here's a simple example. A client pays $12,000 in commission on a sale. With a 75% split, you keep $9,000 before tax. Move up to 85%, and you keep $10,200. That's $1,200 more on one deal. These are example numbers, not any agency's real rates.

Training for Brand-New Agents
Ask what happens after you pass the RES exam. The exam gets you registered. It doesn't teach you how to find a client. Real estate agent training in Singapore shouldn't stop there. Look for a set path from week one. Who teaches you? How often? And who sits beside you in real client meetings?
Start-Up and Renewal Costs
Ask who pays for what. Costs can include course and exam fees, registration, yearly renewal, and admin fees. Some agencies may cover part of these. Others won't. Get the list in writing, so nothing surprises you in year one.
Leads, Tools, and Deal Types
Ask where your first clients come from. Some agencies share leads. Others expect you to find your own. Then ask which deals new agents handle first: HDB resale, private resale, new launches, or rentals. And ask why.
Reputation and Licence Checks
Check the agency on the CEA Public Register. The register shows whether an agency is licensed and an agent is registered. It can also show recent deal records for an agent. Then talk to agents who've been there for a few years, not only new recruits.
The Leader You Report To
Your daily work often depends on your team leader more than the agency logo. Ask to meet the person who'd mentor you. A good real estate team leader can explain how they'd help in your first six months. And they can tell you who steps in when a deal gets stuck. Planning to join a real estate team? Our post on the best real estate team to join in Singapore lists nine more checks.
Which Type of Property Agency Suits Which New Agent?
Large agencies suit new agents who want a known brand and many listings. Boutique agencies suit agents who want a narrow focus, like luxury homes. Very small agencies suit experienced agents who want control. Most new agents need training first, so check support before size.
| Agency Type | Best For | Watch Out For |
|---|---|---|
| Large agency (thousands of agents) | A known brand, many listings and project launches | Less personal attention |
| Boutique agency | A narrow focus, such as luxury homes | Fewer agents to learn from |
| Very small agency (10 agents or fewer) | Experienced agents who want control | Often less structured training |
Here's the thing about "top" lists. Searching for top property agents in Singapore shows you who sells the most. It doesn't show who trains new people well. A top seller may have little time for you. So ask each leader how they'd spend time on you in your first year.
How Does Fendy Lee Group at Huttons Asia Support New Agents?
Fendy Lee Group is a team of more than 340 agents at Huttons Asia in Singapore. We mentor new and growing agents with two simple frameworks and hands-on guidance. Our leaders sit in real client meetings with you, so you always know your next step.
Huttons Asia is the third-largest agency by CEA's count, with 5,760 agents. Our team sits in the Rex Tan Division, which has more than 2,000 agents. Fendy Lee of Huttons Asia started the group after nearly a decade in the trade. He nearly left real estate in his early years. Instead, he built the team he wished he'd had, together with his mentor Rex Tan.
The first framework is the Complete Circuit. It builds four skills, with a mentor at the centre. They are finding leads, writing research reports, reading a client's finances, and building rapport. The second is Accelerated Asset Progression. It starts with the income you need to feel secure. Then you build your listings early. Resale is the main dish, new launches are the dessert, and rentals are the insurance. See how our property agent mentorship in Singapore works on The FLG Way page.
We run the FLG Top 100 each year. It honours agents at every level, from top producers to people taking a first big step. Our agents were recognised at the SG Real Estate Agents Excellence Awards (SEAA) on 18 August 2023. EdgeProp and CNA Money Mind have also featured our work.
We're not for everyone. Our whole model is built around never working alone. If you want to work fully on your own, a smaller setup may suit you better. And we haven't listed our commission table here. Ask us for it, as you should ask every agency. Thinking about joining Huttons Asia? Our team is one place to start.
How Do You Choose a Property Agency in Five Steps?
Shortlist three agencies, ask each the same questions, and meet two leaders at each. Then check the CEA Public Register and get the terms in writing. A slow yes beats a fast regret.
- Shortlist three agencies that fit the types above.
- Ask all three the six checks, using the same words each time.
- Meet two leaders at each agency, not only the recruiter.
- Look up the agency and the leaders on the CEA Public Register.
- Read the terms in writing, then sleep on it.
Picked wrong? You can move later, and many agents do. But a move can cost you pending commission, momentum, and months of work. Our guide on how to switch real estate agencies in Singapore shows what to check first.
Which Property Agency Should You Join?
The best property agency to join in Singapore is the one you've tested, not the one with the loudest name. Check the split, the training, and the costs in writing. Meet the leader who'd mentor you. Then decide.

FAQs
1. Which Property Agency Is Best to Join?
There's no single best agency for every agent. The best property agency to join in Singapore has a fair starting split, real training, clear costs, and a mentoring leader. Compare at least three before you sign.
2. Which Is the Largest Property Agency?
PropNex Realty is the largest, with 13,945 registered agents as at 1 January 2026, per CEA. ERA Realty Network is second with 8,427, and Huttons Asia is third with 5,760. Size alone doesn't show how well an agency trains new agents.
3. Can I Join a Property Agency With No Experience?
Yes. Many agents start with no experience. You first pass the RES course and exam, then register with CEA through a licensed agency. Choose an agency that trains beginners, because the exam doesn't teach you how to find clients.
4. How Much Commission Does a New Property Agent Keep?
It depends on the agency's scheme. CEA doesn't set commission rates, and the agency takes a share of each commission before paying you. Ask for the full split table in writing, including how your share grows with sales.
5. Do Property Agencies Pay a Salary?
Agents are usually paid by commission, so there's no fixed salary. Your real estate agent salary in Singapore depends on the deals you close. The agency may take a share of each one. Plan for slow months too.
6. Can I Switch Property Agencies Later?
Yes, agents move between agencies. A move can cost you pending commission and momentum, so read your agreement and plan the timing first. Our post on switching agencies covers the checks.
